Aging Chimney Flashing

Do you have chimney, stove, or other exhaust pipes sticking up out of your roof? Any time a hole is made in the roofing system it leaves you at risk for leaks and other damage. Flashing is used to protect and seal the hole that was made to allow it through. If this flashing is bent, cracked, or missing, it’s a sign that you need to call a qualified roofing company immediately.

Shedding Shingle Granules

Gutter cleaning is a regular part of a homeowner’s semi-annual list of chores. If, while cleaning the gutter, you notice a lot of shingle granules mixed in with all the leaves and twigs, you might have a problem on your hands. Shingles lose granules more rapidly as they approach the end of their lifespan. If your shingles are looking a little naked, it’s a sign that roof replacement is in your future.

Spongy Roof Boards

If you can do so safely, get up on your roof and walk around a little bit. Does the roof feel stiff and stable, or soft and bouncy? This could be a sign that moisture damage has already occurred.
